Agreement:
By making a booking the hirer is deemed to have read and agree to abide by these Terms and Conditions.
Letting Period:
Letting starts at 4pm on the day of arrival and ends at 10am on the day of departure. Lets are on a weekly basis (Saturday to Saturday), unless otherwise agreed with the proprietors.
Inclusions:
Prices quoted include electricity, central heating, bed linen and towels.
Booking and Payment:
Bookings are secured upon receipt of £100 non-refundable deposit. This deposit will be acknowledged by e-mail with a follow up email for the balance, stating the date by which the balance should be paid, which is 6 weeks prior to commencement of the let.
If the booking is made less than 6 weeks in advance of the let the full balance is payable at the time of booking.
For bookings taken by the online payment system the full amount for the week’s let is debited from the card being used to pay for the booking.
Double Booking:
Every effort is made to ensure our online availability information is accurate. However, in the event that the accommodation has already been offered to another party via direct contact with the proprietors, they reserve the right to cancel an online booking by advising via the e-mail address supplied within 24 hours of the booking.
Cancellation by the Hirer:
If the booking is cancelled 7 or more days before arrival then a charge of £100 will be made. If the booking is cancelled less than 7 days before arrival then the full booking charge will be made.
Cancellation by the Proprietor:
In the unlikely event that we are forced to cancel the reservation, we will inform you as soon as possible. The booking is accepted subject to the clear understanding that if the accommodation cannot be made available for the period booked due to circumstances beyond the control of the proprietors and the booking has to be cancelled, the hirer is entitled to a refund not exceeding the amount paid and will have no further claim against the proprietors.
Number of Occupants:
The apartment may not be occupied by more than 2 people.
Pets and Children:
Pets and children under 14 cannot be accommodated.
Smoking:
Strictly no-smoking in the apartment including e-cigarettes.
Breakage or Damage:
The hirers should advise the proprietors of any breakage or damage which occurs during the let. Replacement items will be charged at cost.
Care of Property:
The hirer is responsible for the apartment during the hire period and must take reasonable and proper care of it, its furniture, pictures, fittings and effects and leave them in the same clean and tidy condition and state of repair at the end of the letting period as at the beginning.
Insurance of Personal Property:
A hirer’s personal property can’t be covered by the proprietor’s insurance policy, so it is recommended making arrangements for insuring your own items.
Right of Entry:
The proprietors reserve the right of entry to the apartment at any reasonable time for the purposes of inspection or to carry out necessary repairs or maintenance.
The proprietors reserve the right to refuse admission to their property and to require any person to leave when they consider there is a breach of contract or deem that there is damage to the property or cause of nuisance or conduct in an offensive manner.
Injury, Loss or Damage:
The use of the apartment and its equipment is entirely at the hirers’ risk and no responsibility can be accepted by the proprietors for injury to the hirers, nor for loss or damage to their belongings, including motor vehicles.
Contract:
The Contract of Hire is between the hirers and the proprietors of Braes Retreat.
